What if a team searched on your behalf?

A property owner can appoint a real estate agency to find a buyer. The reverse route also exists: a prospective buyer can appoint an agency to search for and mediate their intended purchase.

Some owners market their properties directly. When there is a properly qualified buyer, the team can approach these owners and establish whether the basis for a potential negotiation exists.

Discreet and off-market opportunities

Some properties are not advertised publicly at the owners’ request. These opportunities may circulate on a limited basis among professionals and qualified contacts. Their existence and availability should never be treated as guaranteed.

What it does promise is a defined process: searching, filtering, organising information and mediating in accordance with the agreed terms.

In Portugal, a real estate mediation agreement must be made in writing and identify, among other elements, the intended transaction and the remuneration terms. Portuguese law expressly recognises that the client may be a prospective buyer. The same real estate agency may not receive remuneration from both the client and the other party to the same transaction.
